NEUMARKT:
Since years the NEUMARKT is a not marketable area in the citycenter of Bielefeld, which suffers extremely under bad influence of the “Telekomtower” and its shadows. There is a lot potential for new luxury homes in this area instead the use as a parkinglot.
concept:
The concept is the transformation of
“good-old-rowhouse-idyll” with its own gardens and garages in combination with duplex and apartments, in the same building, at the highest possible comfort and versatility in the corearea of downtown.
design:
The idea is to built another “tower” to counter the Telekomtower but in a totally different way. A Tower which is not high but wide. A meandering fivestorey building that is subordinate to the surrounding buildings in his height, but impresses by its length and gives an optical counterweight to the highrise towerform. The new structure applies on existing alignment of buildings, creates new public and semi-public open spaces and even private gardens.
construction:
the simple static system is based on a 1,875m grid in longitudinal and transverse direction and has a reinforced concrete pillar every three grids. These pillars in combination with the bracing ceiling and the massive staircase in the building-corners cores a kind of shelf in which you can freely combine the basicelements. Because of its pillar-structure this building is easy to change into another use which means a better marketability of the building.
appearance:
At the public side the facade is closed by a seemingly chaotic, irregular hole wall, whereas it is at the private side completely open and let a max of light into the interior. The crux arrangement of loggias and roof terraces creates an interesting picture of shadows and makes a much more structured silhouette of the façade than you would expect.
